(Frankfurt am Main/Wiesbaden, August 29, 2023) The Frankfurt-based real estate management boutique SEIL REAL ESTATE (SEIL) assisted the buyer of a property complex with approximately 1,200 square meters of leasable space and brokered the transaction to the seller. The complex comprises a residential and commercial building ensemble located on Moritzstrasse in Wiesbaden, consisting of a front, middle, and rear building. The buildings currently contain 16 residential and 2 commercial units. The majority of the complex has been modernized over the past 20 years; the front building, for example, underwent a complete renovation in the early 2000s.
The buyer is a family from Frankfurt, the seller a regional private owners' association.
SEIL was able to complete the commencement of operations within just three weeks. The Frankfurt-based real estate managers are currently preparing two further transactions in Wiesbaden.

In July 2023, a building permit was granted for a luxury property with over 800 m²of a consulting firm founded in Wiesbaden in 2012, SEIL the location offers potential for individual sales prices of €10,000 to €14,000 per square meter of living space.
“Wiesbaden has been one of our most important submarkets since our founding. Here, as in the entire Rhine-Main region, we are very deeply rooted. Frankfurt am Main, August 4, 2023) The real estate managers at SEIL REAL ESTATE, based in Frankfurt am Main, brokered a transaction involving three apartment buildings in downtown Mannheim and advised the parties throughout the process. The total lettable area is approximately 2,400 m²,distributed across properties on Scheffelstrasse, Tulpenstrasse, and Belfortstrasse. The portfolio comprises a typical mix of residential units, currently totaling 35. All the buildings are post-war structures, some of which have been partially renovated.
The buyer is a regional real estate developer. The seller is a nationally operating asset management company. The purchase price remains confidential. SEIL REAL ESTATE is currently handling the sale of approximately 25 properties in the Rhine-Neckar region. The owner-managed consulting firm is currently structuring national transactions totaling hundreds of millions of euros, with the majority of these sales projects scheduled for the fourth quarter of 2023 and the first quarter of 2024.

(Frankfurt am Main, July 10, 2023) The Frankfurt-based real estate management boutique SEIL REAL ESTATE (SEIL) advised the buyers of a historic building complex, consisting of a front and rear building, on the transaction and simultaneously brokered the deal. The property is a multi-family building on Habsburgerallee in Frankfurt, with approximately 730 square meters of lettable space and currently 11 units. Despite its early construction date of 1906, the building is not currently a listed historical monument. The property measures approximately 528 square meters in total. The property is only partially let.
The buyer is a local family who plan to use parts of the building themselves. The seller is a private individual from the Rhine-Neckar region. The transaction was handled by notary Aurélio de Sousa from Frankfurt am Main.

(Frankfurt am Main, March 15, 2023) Even in these times, not standing still, but taking action – SEIL REAL ESTATE (SRE) from Frankfurt am Main, specializing in residential and commercial buildings and project developments, has once again brokered a residential and commercial building in downtown Wiesbaden and advised the seller, a regional single-family office, during the process.
The property, with nearly 1,000 square meters of rental space, is located on Kurt-Schumacher-Ring in Wiesbaden, in the Westend district. It comprises nine apartments, a commercial space on the ground floor, and ten parking spaces. The attic appears to offer further expansion potential.

(Frankfurt am Main/Mainz, November 2022) The Frankfurt real estate boutique SEIL REAL ESTATE (SRE) has brokered a building plot in Wallertheim, on Bahnhofstrasse, with approximately 6,500 square meters to a project developer from Aschaffenburg and supported both parties in the transaction.
The property was sold with preliminary planning permission for semi-detached houses. The developer has taken over the site and demolition is underway.
Can Güclü, who is primarily responsible for Mainz and the surrounding area at SRE, commented on the deal: “Even during what was probably the most challenging period for our industry in recent decades, we were able to find the right developer. Thanks to our network – built up over 10 years ago – in this highly competitive regional market, we know the market players who are still committed to making purchases. First, we developed a concept based on our expertise in project development, and then, through a discreet process, we were able to find the right buyer.”

(Frankfurt am Main, July 25, 2022) Frankfurt-based real estate boutique Seil Real Estate (SRE) acted as sell-side advisor to the TM Property Group on the sale of a historic building project in a prime location. The property, built around the turn of the 20th century, is located on Mainluststrasse, directly adjacent to the banks of the Main River in Frankfurt. The historic building currently comprises nine units and approximately 1,000 square meters of leasable space.
SRE had already acted as buyside advisor for TM Property in the acquisition of the property and, together with them, as project partners, oversaw the concept and development phase. TM Property, with the involvement of the historic preservation authorities, obtained a building permit for the conversion into spacious apartments, and the concept envisioned the sale of luxurious apartments in the historic building as well as the penthouse. However, after the building's interior had been gutted, a buyer was identified for all units, and the sale was finalized with this buyer.
“Thanks to our origins in Wiesbaden, we are intimately familiar with the potential of older buildings and knew that this would work particularly well in this prime location. After renovation, the buyer will own an outstanding property in a top location in Frankfurt am Main. This transaction demonstrates that we can find the right solutions even in these times,” says Nino Grubišić, Executive Advisor at SRE.
The exact purchase price of the property was not disclosed, but it was in the high single-digit millions. The buyer is a private individual and the seller a subsidiary of the TM Property Group from Wiesbaden.
